What Is an Off-Market Property?
An off-market property is a real estate opportunity that is not actively advertised on the open market through the MLS. It may be a private seller lead, a pocket listing, an investor opportunity, or a property owner exploring options before going public.
Why it matters
Off-market deals can create flexibility. Sellers may want privacy, speed, or fewer showings. Investors may want early access. Agents may use off-market conversations to uncover options before a seller commits to one path.
Common types of off-market opportunities
- Private seller leads that have not listed yet
- Investor-owned properties being quietly shopped
- Distressed or inherited properties needing flexible sale options
- Agent-sourced opportunities where the seller wants privacy
The key question
The goal is not just finding a property before everyone else. The goal is matching the right selling path to the seller’s situation: cash offer, full listing, flat-fee MLS, novation, or another creative structure.
